How it's calculated

If you buy, you pay the down payment, stamp duty and registration up front, then the EMI each month. What you own is the home's value (growing at the rate you set) minus the loan still owed.

If you rent, you invest that same up-front amount instead, and each month invest whatever the EMI would have cost beyond the rent (or draw from it when the rent is higher). What you own is that investment.

The comparison shows both, year by year, and the first year buying comes out ahead.
